Fair Housing

Persons who are renting or buying a home in New Jersey are protected against discrimination by federal and state fair housing laws.

It is illegal to:

  • Refuse to rent or sell a property
  • Refuse to negotiate
  • Set different term or conditions
  • Provide different housing services
  • Falsely deny that housing is available

Because of a person's:

  • Race or color
  • National origin
  • Religion
  • Sex
  • Familial status (presence of children under the age of eighteen)
  • Disability
  • Nationality
  • Source of Income (Including Section 8)
  • Marital status
  • Sexual Orientation

Coalition staff assist people victimized by discrimination in the following ways:

  • Verifying complaints
  • Advocating when appropriate
  • Preparing cases
  • Filing with the US Department of Housing and Urban Development (HUD), the New Jersey Division on Civil Rights (DCR), or private attorneys
